You should not have to call to find out what something costs. Scheduled work is priced and published here, and you hear the number before anyone drives out. Repairs depend on the part and the labor, so we diagnose first, quote you a total, and do not begin until you approve it.

How our pricing works

What you pay,
and how to pay less.

Our rate and the plan member rate are both on this page. Beyond those, there are two ways to pay less without joining anything.

Returning customers

Serviced by us in the last 24 months? You take 5% off your next job. We apply it when you book. You do not have to remember to ask.

Referrals

Send us someone who books and completes a job and you take 10% off your next one. Plan members get $25 off their renewal instead.

Plan members

The lowest rate we offer, plus 15% off service work, priority scheduling, and reduced after-hours rates.

One discount per visit. Discounts do not combine. If more than one applies, we use whichever saves you the most. Plan members already receive the lowest rate we offer, so member pricing replaces the other discounts rather than stacking with them.

Dryer vent cleaning

Every cleaning covers the full run from the dryer to the exterior hood, the termination and damper, and the transition duct. You get photographs of what came out and a written record of anything we found.

We only quote a repair when the condition calls for it, and a no costs you nothing.

HVAC maintenance and service

What each visit
covers, and costs.

Seasonal maintenance on the system you already own, and measured diagnostics when something is not right. We do not sell equipment, so nothing we tell you pays us extra.

Diagnostic visit

Something is not right and you want to know what. We measure airflow, static pressure, temperature split, electrical and drainage, then tell you plainly what we found. You keep the readings whether or not we do the repair.

Waived when you approve the repair, so the diagnosis costs you nothing and you only pay for the work.

Cooling tune-up

Condenser cleaned without chemicals, drain pan treated and drain line cleared, then a full check: visual inspection, electronic testing of motors, controls and start components, safety check, and a performance test.

Extended diagnostic

When the fault does not show itself on a standard visit. Leak search, electrical shorts, and a full system check, with everything we measure written down.

We publish two rates: what anyone pays, and what a plan member pays. The plan covers both seasonal tune-ups and takes 15 percent off repairs. Most households that call us twice a year are ahead inside the first year.

Workmanship is guaranteed for thirty days. If something is not right, call us and we come back and correct it at no charge. You also get the after photos on every job, so you can see what was done rather than take our word for it.

Do you offer any discounts?

Three, and none of them require haggling. If we have serviced you in the last 24 months you take 5% off. If you send us someone who books and completes a job, you take 10% off your next one.

The largest is the maintenance plan, which carries member rates on every service plus 15% off repair work. Those rates are published on this page so you can compare them yourself.

How often should I clean my dryer vent?

Once a year for a typical household. Move to every six months if you run more than five loads a week, if your duct is longer than 25 feet, or if anyone in the house has long hair or you wash a lot of pet bedding.

The honest signal is time, not the calendar: when a normal load stops drying in one cycle, the vent is telling you it is restricted.

How long does it take?

Most jobs run 40 to 60 minutes from knock to final photo. Long duct runs, second-floor laundry rooms, and roof terminations can push it to about 90 minutes. We will tell you which one you have when we look at the exterior hood.

What is included in the $199?

The full duct line from the dryer to the exterior hood, brushed and vacuumed. The exterior hood and damper cleaned. The transition hose inspected and reconnected. Before and after photos of your own duct, texted to you the same day.

There is no separate trip charge, fuel surcharge, or disposal fee.

Do you clean rooftop vents?

Yes, on single-story and standard two-story homes with safe roof access. A roof termination is a $399 job rather than the standard $199, because it needs a second set of hands and fall protection. That is on the pricing table, and we confirm it on the phone before anyone drives out.

If conditions on the day make the roof unsafe to work, we say so and there is no charge for the visit.
